The permit detail most Hamilton homeowners don’t know
Hamilton’s building permit page is clearer than most:
- No permit needed for “re-shingling a roof with the same roofing material.”
- A permit is required for “repairs to structural members (i.e. subfloor, roof sheathing, beams, lintels, etc.).”
That second line matters. On older homes, soft or rotten sheathing often isn’t found until the old shingles come off. Switching materials (asphalt to metal, say) also takes you outside the “same roofing material” exemption.
