Why “free” makes people nervous, and why ours is different
If you’ve searched for free roof inspections, you’ve probably seen the warnings. The Government of Ontario cautions homeowners about door-to-door sellers who offer a free inspection and then pressure you to sign a contract on the spot. The BBB has issued similar alerts.
Here’s how we do it:
- You ask for it. We don’t knock on doors or cold-call.
- Nothing gets signed during the inspection. You get the findings and take your time.
- No invented damage. If your roof is fine, you’ll hear that.
- Your rights stay intact. In Ontario, renovation contracts over $50 must be in writing, and a contract signed in your home comes with a 10-day cooling-off period.
What’s free, exactly
The inspection and the explanation of what the roofer finds cost nothing. If you want work done, you’ll get a written quote, and whether to go ahead is entirely up to you. (Owner: list any conditions here, e.g. roof types or distances, before publishing.)
What the roofer checks
- Roof surface: missing, cracked, curling or granule-worn shingles; membrane condition on flat roofs.
- Flashing: chimneys, walls, valleys, skylights.
- Vents and penetrations: plumbing boots, exhaust vents.
- Eaves and edges: signs of ice damming, drip edge.
- Inside, where safe: attic staining, damp insulation, daylight, ventilation.
- Storm damage: wind lift, hail bruising, impact damage.
When to book one
- In spring, after winter. Ontario searches for roof inspections peak in March and April, when winter damage shows up.
- After a major storm, even if nothing is leaking yet.
- Before buying or selling a home. A roofer looks at the roof in more detail than a general home inspection can.
- When the roof is getting older, to plan repair or replacement on your schedule rather than after a leak.
Roof inspection vs home inspection
A home inspector looks at the whole house, and the roof is one item on a long list. A roofing inspection is done by a roofer, focuses only on the roof, and comes with a repair or replacement recommendation. For a purchase you may want both.
