Toronto roofs: older than most
More than half of Toronto homes, 58%, were built before 1981, and 29% before 1961. Across Ontario those figures are 49% and 23% (Statistics Canada, 2021 Census). Toronto also has more homes needing major repairs (6.4%) than the provincial average (5.7%).
But Toronto’s roofing market is smaller than the city looks: nearly half of households (47%) live in buildings of five storeys or more. The people who deal with roofers here mostly own older detached houses (23% of households), semis and row houses (12%). That shapes the work:

The City of Toronto lists “replacing existing roofing material provided no structural work is required” as work that doesn’t need a building permit. If the roofer finds rotten decking or you’re changing the structure (adding a dormer, raising a roof), the job may need one. Your roofer should confirm with Toronto Building before starting.

Do I need a permit to replace the roof on my semi-detached house? Not if you’re only replacing the roofing material and no structural work is needed, per the City of Toronto. Structural repairs or changes can require one.
Who’s responsible for a shared roofline between semis? Each owner is generally responsible for their own side, but check your deed and any agreements. Practically, coordinating with your neighbour makes the seam easier to do well.
